Terms & Conditions
- Comply with the apartment's house rules and regulations and all terms and conditions as contained in the lease agreement
- Rental Deposits – Refund policy
- Booking and/or Rental deposit paid will be forfeited for confirmed advanced room booking and no-show
- In the event that a tenant paid advance rental deposit and/or advance rental and completed the signing of the residential lease agreement by way of verbal agreement, email notification and/or by written contract, and wishes to terminate the agreement before the actual commencement of the lease, the Management shall be entitled to forfeit the paid rental deposit and return any unused portion of the advance rental paid, if any.
- Checking-out requirements
- By agreeing and signing on this registration form to take up residency at our apartment, you hereby expressly agree to fully comply with the check out procedure including vacating the apartment on the last day of tenancy, returning of all keys, make payment/replacement of all broken or lost item and to complete the signing of check-out form before the rental deposit will be return to you.
House Rules & Regulations
1. Inspection of rooms / Unit Inspection
1.1 The Management reserves the right for its designees to enter and inspect a room/apartment in the interests of health, safety and proper conduct of the occupant/resident. Entry can be made at any time, whether or not the occupant(s) are present, and without prior notice to the occupant(s), if emergency, health or safety circumstances warrant such entry or if there are reasonable grounds to believe that any substance, material or item is being kept or used on the premises in any manner prohibited by the law, by this rules and regulations. Any such substance or item may be impounded by The Management or it designee/representatives without prior notice. Any necessary cost of such removal shall be the responsibility of the Resident(s) who introduced the prohibited substance or item.
1.2 Entry may also be made without prior notice, during normal hours, for the purpose of conducting non-emergency inspections. For repairs and/or for the purpose of showing the premises, students will be notified in advance by The Management.
2. Rooms & Surroundings
2.1 Residents are not allowed to make any alteration to the premises or to remove any fitting. Residents are not allowed to install locks of their own unless it is approved by The Management.
2.2 No objects are allowed to be displayed on the doors. Residents are liable for the cost incurred by the Management for the removal of the objects or replacement of the doors.
2.3 Residents are not allowed to use double-sided tapes, blue tack, concrete nails or other means of fixing objects to the furniture, windows, walls and doors etc, of the apartment and surroundings. The cost in making good any damages done in the process of removing the displayed objects will be charged to the residents concerned.
2.4 Residents who damage the building, property or fixtures and fittings in the apartment in excess of reasonable wear and tear and which in the opinion of The Management, falls into the foregoing categories, shall be required to defray the cost of repair or replacement. Dismantling of furniture provided is not allowed. Residents are required to pay for the cost of assembling and attaching these items to their original state.
2.5 Residents are responsible for the regular maintenance and cleanliness of their rooms & surrounding premises. Residents will be liable for the cost incurred by The Management to engage contractor to clean up the rooms.
3. Room Furniture
3.1 Upon collection of room keys, each resident shall check and report to The Management of any missing or damaged item(s) on the following working day. Otherwise, it will be assumed that all furniture in the room is in good order. Residents will be responsible for any loss or damage thereafter. In addition, they shall be liable to such other disciplinary action as The Management may decide. Should a resident withdraw, the remaining resident in a double room will be responsible for all the furniture in the room.
4. Loss of or Damage to Property
4.1 Residents will be liable for the costs incurred by The Management in replacing the loss of keys at S$50.00 and change or damage to the door lockset at S$100.00.
5. Use of Electrical Appliances / Energy Conservation
5.1 Residents are to use only electrical accessories such as 3 pin-plug, multi-plug and extension drum that bear the approved stamp/mark from Public Utility Board (PUB) and/or SISIR. This is to ensure the safety of all users and to minimize nuisance electrical or power tripping.
5.2 Residents are not allowed to use the power socket located outside their housing units. These power sockets are used by the contractors for cleaning of common areas. The Management will disconnect the plug from such power sockets without any liability.
5.3 It is important to take note that all air-conditioning equipment, lights and electrical appliances are to be switched off when you leave your room/apartment or when they are not in use. Please do your part to help conserve valuable energy and minimize energy wastage. Anyone caught will be penalized on the followings:-
1st Written warning notice
2nd S$10.00 will be charged
3rd S$100.00 will be charged
6. Residents' Belongings
6.1 Residents shall remove all their belongings from the room including bicycles from the bicycle shed or designated lots, once they have vacated the place; failing which, The Management will remove their belongings without any liability.
6.2 Residents are advised not to keep large amount of money and valuables in their rooms. They are to lock their rooms/units when they go out.
6.3 The Management will not be responsible for the loss or damage of personal belongings.
7. Accommodation of Guest / Overnight Visitors
7.1 A visitor is any person not listed on the tenancy agreement for that unit.
7.2 In the interest of ensuring high level of security and safety to all tenants within the apartment premise, no residents may accommodate overnight any guest in their room without prior approval from The Management. A resident who harbors or in any way assists an unauthorized guest will be liable for a fine equivalent to a month's rental. Any resident found harboring any illegal immigrant or person(s) without a valid immigration documentation for their legal stay in Singapore will be reported immediately to the police authority.
7.3 Residents are strictly prohibited from entertaining visitor or another resident of the opposite sex in the bedroom or apartment behind closed doors at any time.
7.4 Guest Identification: All guests must be registered with the guard house during their visit to the apartment.
7.5 Guest Conduct: Guests and invitees of guests are expected to behave in a manner that is conducive to the safety, comfort and convenience of other guests within the property.
7.6 All visitors shall leave the apartment by 11.00 pm. Residents are fully responsible for the conduct of their visitors. Any visitors found behaving in a rowdy manner or caused disturbances to other residents will be barred from entertaining in the apartments.
8. Trespassing
8.1 Any person caught residing overnight in the apartment without approval from The Management will be treated as trespasser and will be reported to the police for illegal trespassing. The resident caught harboring an illegal trespasser will be evicted from the Apartment with immediate effect and have their security deposit forfeited.
9. Regrouping of Residents
9.1 Residents in a particular unit may be required to move to other rooms/apartments as and when, The Management requires that particular unit to be vacated for the purpose of renovation works and regrouping purposes. Residents will be consulted prior to the re-grouping and valid reasons/reasonable grounds provided therewith.
10. Occupancy/Exchange or Transfer of Rooms
10.1 Residents are not allowed to exchange or transfer their rooms without the prior approval from The Management. Those found changing room without prior approval from The Management will be evicted from the apartment and the deposit be forfeited.
10.2 No mutual exchange of rooms will be entertained after the room allocations unless with valid reasons.
10.3 No residents shall allow another person to takeover his/her room by residing under his/her name. The illegal squatter will be handled over to police without further consideration. The resident of room will be evicted from the apartment and the deposit will be forfeited.
11. Rental Payment
11.1 Rental must be paid for the whole duration regardless of the period when residents go away on vacation or leave of absence.
11.2 If at any time the rent is in arrear for more than 3 days, the Tenant will have committed a breach of condition, The Management have the right to terminate the Tenancy without paying any compensation to the Tenant.
12. Return of Key(s) Borrowed
12.1 Residents who borrow any key from The Management will have to return it on the same day, failing which, a fine of S$10.00 per key per day will be charged until the day it is returned, including Sundays and Public Holidays.
13. Termination of Tenancy
13.1 Rental is calculated on daily rate. Residents strictly required to submit their vacation notice at:
a. least 2 weeks in advance. Immediate withdrawal of rooms will not be entertained. This rules will only applies to student pass application rejection from the immigration.
b. In the event the resident have registered and paid up the deposit and rental, there will be a refund of rental but forfeiture of deposit for no-show due to personal reasons.
c. Residents are advised to return their room keys on the day of vacation or according to The Management instructions. Those who do not return their room keys by the stipulated date will be charged a penalty of S$30.00.
14. Other General House Rules
a. You are required to show consideration for and be tolerant of others at all times.
b. The rental will be subjected to yearly review and The Management reserves the rights to amend the rent.
c. Duplication of keys is prohibited. Unauthorized entry to a room by means of duplicated key is serious offence. Trespassers will be seriously dealt with.
d. Residents should not throw rubbish; refuse or any other things over balconies or through windows or any part of the premises and should place such things into proper bins or containers or into the refuse chutes provided within the apartment. If found, the penalties will be as follows:-
1st Written warning notice
2nd S$50.00 will be charged
3rd Breach of contract and deposit will be forfeited
e. Residents are not allowed to install or allow any person to install any antenna on the roof top at the balcony or verandah or any part of the apartment or building without first having obtained the consent in writing from The Management.
f. Residents caught committing a crime or theft of any kind will be referred to the police for action and evicted from the apartments with immediate effect.
g. Playing pranks, ragging and rowdy games in any form are prohibited.
h. Residents should be properly dressed in public areas and common rooms of the apartment.
i. Gambling. Indulging in excessive drinking, fighting, using habit-forming drugs and using abusive language are strictly prohibited. Any resident caught committing any of these offence in the apartments will be evicted. In addition, all gambling sets will be confiscated if residents are caught gambling in the apartments.
j. No smoking is allowed in the apartments and common rooms. Smoke only at designated area for those above 18 years old.
k. The kitchen or pantry should be kept clean at all times. Dirty dishes left out will be discarded. Consideration to fellow residents' need must be given especially when fellow residents have different/specific dietary constraints and requirements.
l. The rear exit should be shut at all times. This exit is only used for emergency vacation purposes.
m. No laundry shall be hung anywhere other than the designated area.
n. No animals/pets shall be kept in the apartments.
o. Talking loudly or making excessive noise shall not be allowed. No slamming of doors and loud music.
p. All premises shall be kept clean and neat. The corridors and common areas are to be free from all personal items which pose as obstacles to cleaning work or fire safety hazard. All apartment properties, chattels and fixtures shall be maintained in good condition.
q. No parking of motorcycles/bicycles is allowed other than in the designated lots.
r. No littering or burning of waste material shall be allowed in/within its premises, including incenses and candles.
s. Residents are not allowed to bring pornographic materials to or display them in the rooms or anywhere within the apartments. Residents keeping, receiving or transmitting computer pornographic data files using personal computers while residing in the apartments are deemed to have violated the regulations governing the code of ethics and conduct for residents.
t. Residents should not pass their room keys to their friends to avoid unnecessary disputes. Friends found staying in the rooms if the occupants are not around will be considered as squatters and will be dealt with in accordance with Regulation 8.
u. Keeping of plants by residents in common areas is not allowed to prevent mosquitoes breeding.
v. For safety and hygienic reasons it is not allowed to prepare hot dishes and drinks in the living rooms or bedrooms.
w. The right of the occupants of our apartment and of the residents to night's sleep has to be respected. We expressly point out that in the event of disturbance caused by noise in the interest of all occupants of our apartment measures can be taken against the person(s) who caused the noise up to the termination of the contract for accommodation.
x. During the stay in our apartment you have to take care for the safe keeping of your personal belongings yourself. We will not accept any liability for loss or damage of objects unless these are handed to the reception for safe keeping.
y. As a resident you are prohibited from:
1. Harassing any resident, member of staff or visitor. This includes but is not limited to verbal or physical abuse.
2. Acting in a manner which will bring harm to another resident, or failing to reasonably protect another resident from being harmed.
3. any form of discrimination.
z. Any suspicious persons or object found around the compound, please notify our 24 hrs security located at the ground floor main guard house or call our support hotline: 96697573.
aa. All appliances should be used accordingly to their intend usage, any misused would be penalized as follows:-
1st Written warning notice
2nd S$50.00 will be charged
3rd Breach of contract and deposit will be forfeited
15. Check In / Checkout procedure
15.1 Resident / Students shall conduct a room check to verify the inventory provided and endorse on the Check In/Check Out Form upon collection of keys. Any missing or damaged items must be reported to The Management immediately. Otherwise, it will be assumed that all furnishings and fittings are in good order. The student/tenant will be responsible for any loss or damage thereafter.
15.2 To check out, students must inform the Management at least 3 working days in advance on the departure dates. House check will be conducted by the management upon checking out and all keys to the residence must be returned in person to the Management Office. At the end of the occupational period, The Management will deduct any damages/lost of inventory from the deposit. The balance of the deposit, if any, will be refunded to the tenant by The Management.
15.3 Please ensure that the room is in clean and tidy condition at the point of checking-out. You may be charged for any additional repair or costs if such work is required.
15.4 Forwarding of mail: Please arrange with SingPost to redirect and forward your mails to your new address 2 weeks before your check-out from the apartment.
15.5 Our check-out for the day should not be later than 12.00pm.
For late check-out, the following charges will applies:
Before 7:00pm - ½ day rate will applies accordingly to the daily rate of the room type.
After 7:00pm - Full rate will applies accordingly to the daily rate of the room type.
16. No Smoking
16.1 Smoking is not permitted in any part of the premises. Smokers must not block any entrance or exit or permit their smoke to waft into the building.
17. No Flammable Materials
17.1 No flammable liquids, explosive materials or combustible substances are permitted anywhere in the property. This includes camp stove gas refills and cigarette lighter fluid. The building is fitted with sensitive smoke detectors.
18. No Naked Flames
18.1 No naked flame, smoldering matter or smoking substance of any type is permitted in the building including but not limited to candles, incense or lit cigarettes. Cooking is not permitted in any area other than communal kitchen.
19. Insurance
19.1 19.1 We recommend all tenants consider their own personal insurance for their personal belongings and other property of value. Neither Owners, Body Corporate nor Management accepts any responsibility for the security or safety of tenants or their belongings.
20. Security
20.1 All tenants are responsible for the security of their own bedrooms & their unit. Management strongly recommends tenants lock their bedroom doors when they leave their unit, and the front door(s) or security screens if they are last out.
20.2 Tenants should carry their keys with them at all times.
20.3 Tenants are not permitted to jam security doors or gates open or in any way prevent them from closing properly. Neither tenants nor their guests are allowed to jump or climb any fences, gates or walls. Management accepts no responsibility or liability for any injury resulting from such practices.
20.4 Management may charge for unlocking rooms.
21. Amendment to Rules and Regulations
21.1 The rules and regulations will be reviewed by The Management and shall be amended from time to time where deemed appropriate. Residents will be notified of the changes in writing where applicable.
